Why Is My Water Heater Relief Valve Leaking?

You notice water beneath your water heater or dripping from a pipe that runs down the side of the tank. After looking more closely, it appears to be coming from the temperature and pressure relief valve.


Is the valve itself bad, or is it doing exactly what it was designed to do?


A water heater relief valve leaking can have several causes. Sometimes the valve has worn out and needs to be replaced. In other cases, it is releasing water because the plumbing system has excessive pressure, thermal expansion isn’t being properly controlled, or the water temperature is too high. That distinction matters. Simply replacing the valve may stop the leak temporarily without correcting the problem that caused it.

What Is the Water Heater Relief Valve?

The temperature and pressure relief valve, often called the T&P valve, is an important safety device installed on a tank-style water heater. It is designed to open if the temperature or pressure inside the tank rises beyond the valve’s rated limit. Releasing water allows the system to relieve those dangerous conditions rather than keeping excessive heat or pressure trapped inside the tank.


Depending on the water heater, the valve may be installed on the top or side of the unit. A discharge pipe should extend from the valve and terminate in an appropriate location. The discharge pipe must never be plugged, capped, reduced, or blocked. Doing so would prevent the valve from safely relieving temperature or pressure. Water-heater manufacturers also warn against installing another valve between the tank and the T&P valve.


Is It Normal for a Relief Valve to Drip?

A relief valve that is repeatedly dripping or releasing water should be investigated. Even if the amount seems small, the discharge may indicate that pressure is increasing each time the water heater runs. It may also mean the valve is no longer sealing correctly. Pay attention to when the water appears:

  • Does it drip only while the water heater is heating?

  • Is it leaking continuously?

  • Does it release a small amount periodically?

  • Is water forcefully discharging?

  • Is the water extremely hot?

  • Did the problem begin after plumbing work?

  • Was a new water heater, pressure-reducing valve, check valve, or expansion tank recently installed?

The pattern can provide clues, but water pressure and the related components should be tested before assuming the valve is the only problem.


Common Reasons a Water Heater Relief Valve Leaks

1. Thermal Expansion

Water expands as it heats. In some plumbing systems, the expanded water can move back toward the public water supply. In a closed plumbing system, however, a check valve, backflow device, pressure-reducing valve, or other component may prevent that water from flowing backward. The additional volume then needs somewhere else to go.


A properly sized and charged thermal expansion tank gives the expanded water room to move without creating a large pressure increase. Without effective expansion control, pressure may rise during each heating cycle and cause the relief valve to drip periodically. A T&P valve is a safety device, not a substitute for properly controlling thermal expansion.


2. A Failed or Improperly Charged Expansion Tank

Having an expansion tank doesn’t necessarily mean it is working correctly. An expansion tank may fail because:

  • Its internal bladder has ruptured

  • It has lost its air charge

  • It was never charged correctly

  • Its charge doesn’t match the home’s water pressure

  • It is too small for the system

  • It was installed incorrectly

  • It has reached the end of its useful life

When the expansion tank can no longer accept the expanding water, pressure may rise and cause the relief valve to discharge.

3. Excessive Incoming Water Pressure

High pressure entering the home can affect much more than the water heater. It can place added stress on:

  • Water-heater tanks and connections

  • Expansion tanks

  • Faucets and toilet valves

  • Washing-machine and dishwasher supply lines

  • Ice-maker lines

  • Plumbing fixtures

  • Other water-using appliances

Many homes have a pressure-reducing valve, or PRV, that controls the pressure entering the plumbing system. If the PRV is incorrectly adjusted or beginning to fail, the pressure may become too high or fluctuate.


Replacing the water heater’s relief valve won’t correct a failing PRV. The home’s static and operating water pressure should be measured so the actual cause can be identified.


4. Excessive Water Temperature

Because it is a temperature and pressure relief valve, it can also open when the water becomes dangerously hot. Excessive temperature could be related to:

  • An incorrectly adjusted temperature setting

  • A malfunctioning thermostat

  • A failed heating control

  • A stuck electrical component

  • Another water-heater operating problem

If the water at the faucets has suddenly become much hotter than normal, the issue needs prompt attention. Extremely hot water creates a scalding hazard and may indicate that the water heater is not controlling its temperature properly.


5. A Worn or Damaged Relief Valve

The relief valve itself can eventually wear out, become damaged, collect mineral deposits, or fail to reseal properly. A valve may begin leaking after it has opened because debris or mineral buildup prevents it from closing completely. Corrosion around the valve or discharge pipe can also indicate that it has been leaking for some time.


In this situation, replacing the valve may be appropriate, but the pressure, temperature, expansion tank, and PRV should still be evaluated. Otherwise, a new valve could begin leaking for the same reason.


6. An Incorrectly Installed Valve or Discharge Pipe

The replacement relief valve must be suitable for the water heater and have the proper pressure and temperature ratings and discharge capacity. The discharge pipe also needs to be installed correctly. Depending on the installation requirements, it generally should:

  • Remain the proper size

  • Drain by gravity

  • Terminate in an approved, visible location

  • Remain open and unobstructed

  • Avoid creating a scalding hazard

  • Not be threaded or capped at the end

  • Not contain a shutoff valve

The exact requirements depend on the water heater, location, manufacturer’s instructions, and applicable codes.


Is the Water Actually Coming From the Relief Valve?

Water near the bottom of a heater can travel from somewhere else and make the source difficult to identify. Before concluding that the T&P valve is leaking, the surrounding system should be inspected for water coming from:

  • Hot- or cold-water connections

  • The expansion tank or its connection

  • The tank drain valve

  • A recirculation connection

  • Condensation

  • The venting system on certain water heaters

  • The drain pan or its piping

  • The tank itself

Water can run along the jacket, insulation, or piping before reaching the floor. Finding the highest visible wet point often helps identify the actual source.


A leaking tank is different from a leaking replaceable valve or connection. Once the tank itself has corroded through and begun leaking, replacement is necessary.


Why Replacing Only the Relief Valve May Not Work

Suppose the valve is dripping because pressure rises every time the water heater heats a full tank. Installing a new valve doesn’t eliminate that pressure. The new valve may begin dripping as well because it is being exposed to the same condition. A complete evaluation may include:

  • Measuring the home’s water pressure

  • Watching for pressure increases during a heating cycle

  • Checking the condition of the expansion tank

  • Confirming the expansion tank is properly sized and charged

  • Evaluating the pressure-reducing valve

  • Checking the water temperature

  • Inspecting the T&P valve and discharge piping

  • Confirming where the water is actually originating

The correct repair depends on what those checks reveal.


Should You Open the Relief Valve Yourself?

Some maintenance instructions describe manually operating the valve, but doing so can release very hot water and may cause an older valve to continue leaking afterward. If the valve is already leaking, or you don’t know where the discharge pipe terminates, it is safer to have the system evaluated rather than pulling the lever to see what happens. Never:

  • Plug or cap the discharge pipe

  • Tie the valve lever closed

  • Install a shutoff valve in the discharge line

  • Stand in front of the discharge opening

  • Ignore steam or forcefully discharging hot water

  • Assume repeated leaking is harmless


What Should You Do if Water Is Forcefully Discharging?

A slow drip and a forceful discharge are not the same situation. If very hot water or steam is coming from the discharge pipe:

  1. Keep people and pets away from the water and discharge opening.

  2. Do not plug, cap, or block the pipe.

  3. If you can safely do so without approaching the discharge, shut off the water heater’s energy source.

  4. Call a plumber immediately.

For an electric water heater, that generally means switching off the correct circuit breaker. A gas water heater has its own gas control, but don’t attempt adjustments if you are unsure how it operates. Do not shut off the water supply while leaving the water heater’s heat source operating.


Can a Leaking Relief Valve Be Repaired?

The valve itself is generally replaced rather than rebuilt. However, replacing it is only one possible part of the repair. Depending on the diagnosis, the solution may involve:

  • Replacing the T&P valve

  • Correcting excessive water pressure

  • Replacing or adjusting the PRV

  • Installing the correct expansion tank

  • Replacing a failed expansion tank

  • Correctly charging the expansion tank

  • Correcting the water-heater temperature

  • Repairing a thermostat or control problem

  • Correcting the discharge piping

  • Replacing a leaking water heater

A plumber should explain which component failed and why the valve was releasing water.


Does a Leaking Relief Valve Mean You Need a New Water Heater?

Not necessarily. A relief-valve or pressure problem may be repairable when the tank is otherwise in good condition. The water heater’s age, condition, repair cost, and source of the leak all matter. Replacement may be more practical when:

  • The tank itself is leaking

  • The water heater has extensive corrosion

  • It is already near or beyond its expected lifespan

  • Multiple components are failing

  • The existing installation has significant problems

  • Repairing it would provide poor value compared with replacement
