5 Common Water Heater Problems We See Most Often

Jul 27
4 min read

After repairing and replacing many water heaters over the years, I can tell you one thing with confidence, most problems aren't all that unique.

Sure, every now and then we run into something that makes us scratch our heads, but most of the time it's one of the same issues we've seen hundreds of times before.

The good news is that a lot of these common water heater problems have warning signs. Catch them early, and you may be able to avoid a bigger repair, or worse, a leaking water heater that leaves you with no hot water.

Here are the five problems we probably see more than anything else.

Common Water Heater Problem #1: Running Out of Hot Water

This is probably the phone call we get the most. "We're running out of hot water." The funny thing is, there isn't one answer.

Sometimes a heating element has failed. Sometimes a gas control valve isn't working correctly. Sometimes the family has grown, and the same 40-gallon water heater that worked great ten years ago just can't keep up anymore.

We've even had homeowners convinced they needed a new water heater when all they really needed was a repair. That's why we always start by figuring out why you're running out of hot water instead of jumping straight to replacement.

Common Water Heater Problem #2: Water Around the Water Heater

If you walk into the garage and see water on the floor, don't assume the tank has failed. The first thing we want to know is: "Where's the water actually coming from?"

We've found leaks coming from:

  • The drain valve

  • The temperature and pressure relief valve

  • Plumbing connections

  • A failed expansion tank

  • Condensation

  • The tank itself

Those are six very different problems. Some require a simple repair. One requires replacing the water heater.

Until someone actually looks at it, you really don't know which one you're dealing with.

Common Water Heater Problem #3: Strange Noises

Every plumber has heard it. "It sounds like popcorn." Or... "It's making a banging noise every time it heats."

Most of the time, on an older tank water heater, that's sediment that's settled in the bottom of the tank. As the burner or heating elements warm the water underneath it, steam pushes through the sediment and creates those popping or rumbling noises.

Here in Metro Atlanta, homeowners on city water usually don't have severe hard water, so sediment isn't always as bad as it is in other parts of the country. If you're on well water, though, that's a different conversation.

Either way, unusual noises are worth checking out before they turn into something bigger.

Common Water Heater Problem #4: One Repair After Another

This one doesn't happen overnight. Maybe you replace a heating element. Six months later, it's something else. A year later, another repair. Eventually the question changes.

It's no longer... "Can it be repaired?" It's... "Does it still make sense to keep repairing it?"

There isn't a magic age where every water heater should be replaced. We've replaced eight-year-old water heaters because the tank failed, and we've seen twenty-year-old units still working just fine.

That's why we look at the whole picture - the age, the condition, the repair history, and what the current problem is - before recommending anything.

Common Water Heater Problem #5: Problems Caused by the Previous Installation

Believe it or not, sometimes the water heater isn't the problem. The installation is.

We've found:

  • Missing expansion tanks

  • Improper venting

  • Gas piping that doesn't meet code

  • Old shut-off valves that should've been replaced

  • Drain pans installed incorrectly

  • Water heaters that simply weren't installed neatly or professionally

A quality installation isn't about making the pipes look pretty. It's about making sure the system is safe, reliable, and built to last.

Most Common Water Heater Problems Can Be Caught Early

One thing we've learned over the years is that water heaters rarely fail without giving some kind of warning. Maybe it's taking longer to get hot water. Maybe you're hearing new noises. Maybe you've noticed a little water around the base.

Or maybe you've had two repairs in the last year and you're wondering if another one is worth it.

Those are all good reasons to have it checked before you're forced into an emergency replacement.

The Bottom Line

Most common water heater problems aren't emergencies when they first start. The key is paying attention to the warning signs and figuring out what's actually causing the problem before making a decision. Sometimes that's a straightforward repair. Sometimes replacement is the better investment.

Either way, we'd rather help you make an informed decision than sell you something you don't need.

Frequently Asked Questions

What is the most common water heater problem?

The most common issue we see is homeowners running out of hot water. The cause can range from a failed component to an undersized water heater or simply an older unit that's beginning to wear out.

Is a leaking water heater always bad?

Not necessarily. Water can come from valves, fittings, or condensation. If the tank itself is leaking, however, it will need to be replaced.

Why is my water heater making popping noises?

Popping or rumbling noises are often caused by sediment collecting in the bottom of the tank. While the noise itself isn't always dangerous, it's worth having the water heater inspected.

Should I repair or replace my water heater?

That depends on the age of the unit, the repair needed, and its overall condition. Many water heaters are worth repairing, while others are better candidates for replacement.
